Managing luxury property is unique and different as compared to regular property management. At Luxury Infills, tenant vetting and placement is the most crucial part of our services. Finding a tenant that will treat your property like their own is who we strive to place in your property. Ideally, they will return your property in equal to or better condition as when they first occupied it. Finding the right tenant is the first step to a positive outcome as an owner. In addition to tenant selection, we take care of routine and unscheduled maintenance issues as they arise through our network of trades and suppliers to ensure your property is well taken care of.
Next, we ensure that your property is inspected quarterly and automatically deal with renewals and rent increases on an annual basis. Finally, we make sure to communicate with you, our client, the results of your investment.
We charge a 10% gross rent management fee which includes the placement of tenants as and when required, and is an all-inclusive service.
As a core element of our service, we ensure that tenants are a good fit for the property and their expectations are in alignment with the property owner. Done successfully, it leads to a more secure revenue stream, fewer maintenance issues along the way, less turnover, and a higher chance of tenants that are more respectful in their treatment of your property. We also manage the move-in and move-out process to be as seamless as possible, ensuring the condition of the property is identical in both phases with thorough accommodation inspection reports.
It is absolutely vital to us that we have a working relationship with professionals in a number of trades under various disciplines. We'll coordinate with vendors, suppliers, and professionals to resolve regular maintenance issues along with unexpected ones too. As we regularly use providers and suppliers from within our network, we’re treated to better response times, better quality of services, and preferred pricing. This is all passed along to you, our client.
Annually, we automatically take care of sending out renewal notices three months in advance of an expiration. This ensures that we have enough lead time to deal with upcoming vacancies. The renewals also allow us to regularly increase rent to make sure that we’re always charging at or very close to market prices. Aside from accommodation inspection reporting, we inspect your property quarterly to see how the tenant is treating it and deal with issues before they escalate.
